
Having returned to Edmonton once again after a 13 year hiatus, we purchased a 1947 character home near Oliver Square and built an office in it. Buying A Home?
I recommend starting early and touching base with a Realtor and mortgage person you are comfortable with as early as possible. Even if you are not ready to buy for a while, there may be credit issues you can clean up, or housing details you never considered that can widen the overlap of your wants with market realities. Getting accurate information early on can help formulate healthy pre-conceptions. You do not have to use a Realtor to buy a home any more than you need a mechanic to change a belt, but if that is the type of service you would like I would recommend keeping your Realtor close. Not just when you are ready to buy, but right from "I wonder what the market is doing?"
Currently we have some of the lowest interest rates in Canadian history. Some mortgages are lower than rent. For some families and investors it is an optimal time to secure a home. There is a big difference between Canada’s and the United States’ real estate markets. Although I do not make predictions of what is going to happen, I can however arm you with a considerable amount of information so you can make a more informed decision on what is right for you. There are many factors to consider such as can we afford the house we need, city re-developments and zoning, condo bylaws and reserve fund, structural issues, and just as importantly... what is this home really worth?
